Within lifestyle and premium markets, particularly at the upper end, buyer behaviour remains relatively resilient—supported less by debt and more by private wealth, equity, and long-term lifestyle decisions.

This has become increasingly evident across the Tasman region. While parts of the mainstream market remain sensitive to interest rates and affordability pressures, demand for well-positioned lifestyle and waterfront property has remained steady into 2026. In tightly held coastal locations such as Kaiteriteri, limited supply and sustained buyer demand continue to support strong pricing resilience relative to the wider lifestyle market.

A notable feature of the current market is the continued presence of out-of-region buyers, particularly from areas such as Queenstown, Wānaka, and Christchurch. Many are drawn to Tasman for reasons extending beyond property alone: lifestyle, land quality, privacy, and long-term liveability.

At the same time, buyers are approaching decisions with greater care and consideration. Transactions are rarely rushed. Yet when alignment exists between property, pricing, and long-term intent, decisions are often made decisively.
